KORE Property Management, LLC was formed in 2012 by attorneys Steven D. Kopald and Ron Reitshtein. Both Steve and Ron are Southern California natives with backgrounds in property management and professional experience in real estate transaction and litigation.

KORE Property Management, LLC was formed in 2012 by attorneys Steven D. Kopald and Ron Reitshtein. Both Steve and Ron are Southern California natives with backgrounds in property management and professional experience in real estate transaction and litigation.

Steve and Ron established KORE to better serve their clients and their clients’ concerns. Specifically, they wanted to provide a higher level of personalized service to clients who often felt that they were marginalized by the property management companies that were supposed to be looking out for their best interests, whether because they were more concerned about their higher revenue clients or because they were overwhelmed. In essence, Steve and Ron wanted to provide their property management clients with the same level of service that clients would expect from a boutique law firm.

Accordingly, KORE has been selective in the assets it manages, in order to ensure the highest level of service to clients.

KORE currently manages properties throughout Southern and Northern California. KORE manages both residential and commercial/industrial spaces including restaurants, recording studios, warehouses, professional offices and retail tenants.

Steven D. Kopald

Steve commenced the practice of law in 1976 in Beverly Hills, where he has practiced ever since. In his 40 years of practice, he dealt mainly with issues related to business and real estate. Steve has managed property for clients throughout California for more than 20 years. He found that a number of clients had not been satisfied with their prior pvroperty managers or many of the available choices for management. Specifically, when clients used large companies, they did not see the attention to detail and effectiveness that they were expecting. He found that many of the real estate management companies either did not do their job properly or utilized the most inexperienced employees to manage the assets of clients. In addition, he was constantly frustrated to see that even the most limited legal actions, such as demands or basic notices, required additional outside vendor expense in the way of attorney’s fees.

RON REITSHTEIN

Ron has been managing real property ever since he could hold a tape measure.  Despite his intrest in construction, Ron decided to direct his attention to the study and practice of law.  Ron began his legal career in 2010 when he was hired as an associate for a USTO Chapter 7 Bankruptcy Panel Trustee in Los Angeles.  Working for the trustee’s office, during the “great recession,” Ron honed his skills in recognizing potential assets, namely, business and real estate assets that were undervalued or were underperforming, and enacting plans to make them profitable for the creditors in the case.  In addition, Ron gained insight into the “debtor’s psyche” which helps him to anticipate financial problems before they happen – for example, wayward tenants who abuse the Bankruptcy process to delay eviction.

Ron has professionally managed real estate throughout the West Coast since 2004.  He is a licensed California real estate broker, CA BRE# 01920351.

Scope of Services

As your property manager, KORE could be responsible for the following:

  • Billing and collecting all monthly rent and other amounts owed by the tenants; including all rental increases and reimbursements.
  • Preparation of monthly reconciliation of accounts.
  • Verify and prepare checks for the payment of all bills concerning the properties on a monthly basis.
  • Maintain the financial books and records of the properties on computer accounting program and provide owners with monthly financial statements which shall consist of a cash flow statement, an income register and an expense register.
  • Coordinate with owners’ attorneys in connection with the filing of unlawful detainers and other actions pertaining to the properties. At the request of the owners, we shall oversee and direct any such legal actions.
  • Coordinate with owners’ accountants and assist them with preparing and filing income tax returns, exemption filings and any other items reasonably requested by said accountants.
  • Maintain a 24-hour telephone number for the purpose of receiving calls from owners and the tenants. We shall respond to all such calls within a reasonable period of time.
  • Solicit bids and review contracts to be entered into by owners following owners’ review and approval of said contracts.
  • Recommend to owners contractors to perform emergency maintenance services.
  • Supervise all contractors and personnel who may perform any services at the properties.
  • Designate a property supervisor to be responsible for inspecting properties on a monthly basis and making sure that all obligations are being performed by KORE.
  • Draft and serve correspondence on behalf of owners concerning any matter within the scope of KORE’s duties or which is reasonably requested by owners.
  • Notify all tenants of scheduled maintenance.
  • Prepare and file insurance claims on behalf of owners and shall work with adjusters in processing all such claims.
  • Have properties sprayed for the eradication of pests, rodents and vermin as often as is reasonably necessary.
  • Arrange for the common areas of properties to be maintained in a reasonably clean, neat and attractive condition.
  • Inspect all mechanical equipment in the common areas at properties on a regular basis.
  • Arrange for the replacement of all light bulbs in the common areas within a reasonable period of time after they cease functioning.
  • Make distributions to owners of funds being held for the benefit of owners at owners’ discretion
